Bluff reports & post-storm assessments
Drone imagery and field observations for Long Island’s coastal properties
A clear record of your shoreline helps you make informed decisions. We combine drone imagery with accessible ground-level observations to document bluff conditions, visible erosion, vegetation loss, and changes following coastal storms.
Through coordination with Cole Environmental Services, White Oak connects environmental assessment and reporting with practical planning for native planting and restoration.

See the bluff from more than one perspective
Steep slopes, dense vegetation, and limited shoreline access can make a bluff difficult to document from the ground alone. Drone photography provides overhead and angled views of the bluff face, shoreline, and surrounding property, helping show the relationship between erosion, drainage, vegetation, and nearby improvements.
Aerial observations are paired with site information and ground photographs where access is appropriate. Flight coverage depends on weather, airspace, visibility, access, and safe operating conditions.
Bluff condition reports
A bluff report brings photographs and observations together in a clear written record. Depending on the agreed scope, a report may include:
Existing conditions: Visible bluff and shoreline features, vegetation cover, exposed soils, and drainage patterns.
Areas of concern: Observed erosion, undercutting, slumping, runoff channels, exposed roots, or loss of vegetation.
Photographic documentation: Dated aerial and ground-level images with annotations identifying relevant features.
Next steps: Priorities for monitoring, vegetation management, restoration planning, and additional professional review.
Post-storm assessments
Following a nor’easter or other coastal storm, an assessment can document visible changes before cleanup or restoration alters the site. We review affected areas, record observed conditions, and compare them with earlier photographs or reports when suitable records are available.
Documentation may include erosion at the toe of the bluff, newly exposed soils, displaced vegetation, debris, and visible damage to shoreline improvements. Findings can help owners and their project teams discuss restoration options and prepare supporting materials for agency review where appropriate.
Baseline records and repeat monitoring
You do not need to wait for a storm to document your property. A baseline assessment creates a reference for future comparisons. Repeat photographs from similar viewpoints can help track visible changes in the bluff, shoreline, and restoration plantings over time.
Where included in the project scope, drone imagery can also support aerial mapping and three-dimensional visualizations. Comparisons account for differences in tide, vegetation, image coverage, and capture conditions; the level of detail and accuracy is established for each project.
From assessment to restoration
Understanding the conditions is the first step toward a suitable response. White Oak can help coordinate native revegetation, selective invasive plant management, and shoreline buffer installation. Environmental reporting and permitting support can be coordinated through Cole Environmental Services, with engineers, surveyors, and other specialists involved as needed.

Clear findings and a defined scope
These assessments document visible conditions at the time of the visit. They do not establish property boundaries, certify structural or slope stability, or predict future bluff failure. Where observations indicate a need for geotechnical, structural, or boundary evaluation, we identify that need for review by the appropriate licensed professional.
Tell us about your shoreline
Send your property location, the date of any recent storm damage, and a brief description of your concerns. Existing surveys, earlier photographs, and prior reports can help establish a useful baseline. We will discuss the assessment area, report contents, and any repeat monitoring you need.
